Recently, I testified before the House Economic Competitiveness Committee alongside Rep. Paquette in support of House Bills 5152 and 5153, legislation aimed at providing critical protection for homeowners during mortgage foreclosure proceedings.
Across the state, third-party firms have been identified using predatory practices targeting vulnerable residents who are facing mortgage foreclosure and manipulating them to sell either their property or their statutory rights to surplus foreclosure proceeds and redemption for a fraction of the true value, often taking tens of thousands of dollars in home equity from the resident.
My bill, HB 5153, specifically stops this predatory model by making a mortgagor’s right to surplus money and right of redemption non-assignable and non-transferable after a notice of foreclosure is recorded, except through a legitimate testate or intestate succession. By making the right of redemption and surplus proceeds legally non-transferable after the foreclosure notice is recorded, bad actors simply can’t acquire those rights from a distressed homeowner because there’s nothing to buy.
HB 5152 adds an extra layer of protection by requiring a “Notice of Rights” for any conveyance of property after a foreclosure notice is recorded, so the seller fully understands they are waiving their rights to redemption, occupancy, and surplus proceeds.
Together, these bills strengthen protections, improve transparency, and help significantly reduce such unscrupulous practices in the foreclosure process by closing loopholes being exploited across the state.

I stand in solidarity with UAW Local 2093 and the dedicated American Axle workers in Three Rivers in their fight for a fair contract. These workers deserve fair wages, profit sharing, better health care, stronger retirement, and job security.
In 2008, workers made major sacrifices to save the facility from closure during the Great Recession. Nearly two decades later, many are still fighting to recover lost wages and benefits. While American Axle has made $8.4 billion in profits over the past decade, some workers are struggling to afford basic needs and even sleeping in their cars.
With the current contract set to expire on May 31, it’s time for American Axle to come to the table with UAW International Union, negotiate in good faith, and reach an agreement that reflects the value of workers’ labor and the sacrifices they’ve made to keep the company running.

Proud to announce that Matthew Bierlein - State Representative and I introduced a bipartisan package of bills today to strike a balance between short-term rentals and the communities they operate in. Our plan would establish the Short-Term Rental Act and include provisions for the creation of a registry, database and a six percent excise tax that would be evenly split between the municipality where an STR is located and Pure Michigan. It would also clarify that local governments may enact and enforce regulations on STRs as long as those measures do not have the effect of a total ban or prohibition.

For the fifth time, the U.S. Department of Energy has issued an order forcing the J.H. Campbell Coal plant to remain open. Consumers Energy has reported $180 million in costs related to keeping the plant open past its original retirement date nearly a year ago.
Continuing to rely on 19th century technology does nothing to prepare Michigan for the future or build long-term sustainability and grid reliability. We should be focused on investing in technologies that help foster Michigan’s energy independence like nuclear, solar and wind.
